TEWKSBURY — An information session will be held virtually on Jan. 22, 2025 at 6 p.m. for those interested in participating in the affordable housing lottery for The Residences at Tewksbury, located at 1775 Andover St. 35 affordable rental units are ultimately being offered as part of the 130 unit conversion of a former extended stay hotel.The lottery, conducted by L.A. Associates on behalf of Sawyer Realty, is for eligible households that have completed the proper application forms and meet the specific income and asset requirements.According to the information packet distributed by the town, of the 130 total units, 42 will be ready for occupancy in February 2025. Of the 42, 31 will be market rate units (22 one-bedrooms and nine two-bedrooms); and 11 will be affordable rate units (eight one-bedrooms and three two-bedrooms; one one-bedroom will be HC accessible).The remaining 88 units will be ready for occupancy in the spring of 2025.Building amenities include new laundry room, fitness room, community room with working space, new pool, children’s play structure, and pet relief area. Electric utilities are paid by the tenant; landlord pays water and sewer.All units have one parking space. The project includes seven handicap accessible units; two of which will be included in the affordable unit lotteries. Eligible applicants with disabilities in need of accessible units will have first preference for such units.There will be two rental lotteries for the affordable units. For the first lottery, interested parties may obtain an information packet and application at Tewksbury Town Hall, the Tewksbury Public Library, or from Kristen Costa, L.A. A subsequent lottery will be announced later in 2025.For this project, the applicant household income is required to be at or less than the 80 percent of the Lowell HUD FMR Area Median Income (AMI) as published by HUD for total Gross Annual Household Income. These income limits will apply for the initial lottery and rent-up.Gross Annual Household Income includes all wages prior to any deductions from all adult household members. The maximum allowable gross annual household income from all sources, adjusted for household size, may not exceed the following in order to be eligible for the lottery: for one person approximately $68,500, $78,250 for two persons, $88,050 for three persons and $97,800 for four persons, according to the lottery application.Per the packet, a 1-bedroom unit will be offered at $1,681/month and a 2-bedroom unit at $2,000/month. Special note: rents are subject to change in 2025.According to the lottery packet, first preference goes to households requiring the total number of bedrooms in the unit providing there is at least one occupant and no more than two occupants per bedroom, that a husband and wife, or those in a similar living arrangement, shall be required to share a bedroom, and other household members may share but shall not be required to share a bedroom.A local preference option will be exercised for 70 percent or eight of the units.
