Eligible Income for the rent-stabilized spaces is between $33,875 and $218,010.The available units include six studios, 17 one-bedroom units and seven two-bedroom apartments.Developed in partnership with Lubert-Adler, New York State and Empire State Development and the New York Economic Development Corporation, the 13-story building features a total of 115 residences, all with eight-foot ceilings, recessed lighting and in-home washer/dryer units.Kitchens feature stainless steel appliances, espresso-colored cabinetry and Quartz countertops. Bathrooms feature floor-to-ceiling white porcelain bath tiling, matte black medicine cabinets and a wall-mounted espresso vanity.Some units have private outdoor spaces, and all residents of the building will have access to a private waterfront esplanade, along with a state-of-the-art fitness center and rooftop lounge. In addition, 115 covered parking spots are available for residents.“Perched above New York Harbor, and featuring unobstructed views that stretch from Brooklyn to Manhattan, the Residences at Lighthouse Point is Staten Island’s newest luxury rental community,” noted a description on the Lighthouse Point website. “Envisioned by Cooper Carry Architects and developed by Triangle Equities, the 115-unit collection of studio, one- and two-bedroom rentals is set atop a public park, pier, and esplanade and is at the very heart of the St. George revitalization project.”Officially located at 35R Bay St., near the Staten Island Ferry Terminal, the project has seen its share of delays: After development began in 2016, progress was paused by a general contractor’s bankruptcy in 2019 and then embroiled in several legal battles, leaving the building vacant for years. (Courtesy of Triangle Equities)(Courtesy of Triangle Equities)Formerly home to the United States Lighthouse Service Depot Complex, the builder has said Lighthouse Point is a federally registered National Historic Site that was once the center of lighthouse operations for the United States during the late 19th and early 20th centuries.“The development team’s work on Lighthouse Point includes the rehabilitation and preservation of four historic buildings, a set of underground vaults, and a historic wall, retaining the site’s historic character while repurposing it for modern use,” Triangle Equities said in its marketing materials.In addition to these 115 residential units, there is a plan to construct a total of 60,000 square feet of commercial space to the area.Here are the details about the housing lottery:The apartments are reserved for New Yorkers earning from 40% to 130% of the area median income (AMI).
